United Title Real Estate Services founded its Short Sale Division to assist homeowners in avoiding foreclosure and reach an agreement to sell the property for less than the mortgage amount. With so many foreclosures there was a need to expand the Short Sale Division and offer our expertise to Realtors and Homeowners.

Briefly, a short sale is a transaction where a contract for purchase and sale is executed by both the Buyer and Seller for an amount less than the total amount of the outstanding mortgages. With lender approval, in many instances, a lender will take less than what is owed on the mortgage.

A short sale benefits all parties in that the Seller avoids the stigma of a foreclosure on their credit report, the lender does not have to take ownership of the property and the Realtor gets their commission.

We are very successful negotiating settlements with the Seller’s Lenders to get them to accept less than the full amount due and release their liens on the property.
